ANNUAL MAINTENANCE CONTRACT

This is an agreement between the homeowner, realtor, rental property owner, business, or churches and Windy Hill Renovations to perform scheduled monthly inspections and maintenance. It begins with a FREE CONSULTATION in order for us to understand what YOUR priorities are for maintenance.  You can decide to accept our monthly maintenance checklist, or we can work together to customize your own plan.  That way you're only paying for what you need.

After the initial consultation, we will present you with a contract that outlines the specific monthly services and the cost.  Pricing is dependent upon the size of the home and the services requested.  Options for payment include full payment at the time of signature or 12 monthly installments.  We accept cash, checks, Visa, MasterCard, American Express, and Discover.

• 10% off labor charges for ADDITIONAL handyman services
• Military Discount of 15% off labor charges for ADDITIONAL handyman services
• Teacher Discount of 15% off labor charges for ADDITIONAL handyman services

• Test Smoke / CO Detectors
• Service Doors / Hinges / Locks
• Replace Batteries in Door Locks
• Replace Batteries in Security Cameras/Doorbells
• Inspect/Lubricate Sliding Door Tracks
• Inspect Window Glass / Screens
• Inspect Foundation
• Replace HVAC Filters
• Drain 2 Gallons From Water Heater
• Inspect  / Empty Dehumidifier
• Inspect  / Empty House Vacuum Containers
• Test Gas Fireplace
• Check Sink Traps For Leaks
• Inspect / Repair Shower Caulking
• Inspect / Repair Shower Grout
• Inspect / Repair Sink Caulking
• Inspect  / Clean Faucet Aerators
• Inspect / Clear Drains
• Inspect Toilet(s)
• Inspect / Lubricate Exhaust Fan(s)
• Add Freshener To Refrigerator
• Add Freshener To Dishwasher
• Clean / Sharpen Garbage Disposal
• Inspect Exterior Facing On House
• Inspect / Repair Exterior Caulking
• Inspect Hose Bibb(s)

IN ADDITION, THE FOLLOWING MONTHLY SERVICES (OR YOUR CUSTOMIZED SERVICES) WILL BE PERFORMED:

• JANUARY -  Clean Dishwasher Screens / Air Gaps, Test All Interior Water Shut Off Valves

• FEBRUARY -  Clean Refrigerator Coils, Clean Under Refrigerator, Replace Drinking Water Filter

• MARCH -  Change Batteries In Smoke / CO Detectors, Clean Gutters

• APRIL - Turn on Exterior Water & Attach Hoses, Operate All Windows & Doors,  Inspect Weather Stripping

• MAY - Trim Branches In Contact With House, Inspect Roof, Inspect Attic For Leaks / Animals, Inspect Attic Fan

• JUNE -  Service Garage Doors, Replace Garage Door Batteries

• JULY -  Inspect Washer Hoses, Clean Dryer Vent

• AUGUST -  Replace Drinking Water Filter, Clean Under Refrigerator

• SEPTEMBER - Change Batteries In Smoke / CO Detectors, Remove Spiderwebs From Exterior

• OCTOBER -  Clean Oven, Clean Under Oven

• NOVEMBER -  Operate All Windows / Doors, Inspect Weather Stripping, Clean Ceiling Light Covers / Ceiling Fans

• DECEMBER - Turn Off Exterior Water / Store Hoses, Test All GFI Receptacles
